Abstract
The construction industry has been behind compared to other industries in maximizing the use of its vast data assets for operational advantage. The company involved in this practicum requires regular enhancement of its policies and processes but lacks a systematic method to generate data-driven insights from previous projects. This paper addresses this gap by proposing a framework that integrates forensic schedule analysis (i.e., as-built versus as-planned method) and earned value analysis (EVA) to analyze project performance. The framework was applied to a case study of two school building projects. A root cause analysis was conducted to identify the reasons of project delays as well as the key success factors for completing the project on time. Results show that contractor’s financial capacity played a critical role in construction contract execution especially during force majeure events such as a pandemic. Based on the findings, recommendations are proposed to improve delay remedies, guidelines during force majeure events, project monitoring strategies, contractor evaluation, payment schemes, insurance covers, and material delivery requirements.
