Abstract
The emergence of Risk Management as one of the knowledge areas in project management enables project managers in guiding the team members through the process of managing risks that may help lessen the negative project impacts or avoid consequences of a potential adverse risk for all projects. This includes the project practicum that the intern has considered for a design and build of a school building project. The Design and Build procurement systems have several key drivers that project proponents may consider depending on the priority success factor of a particular project, in which for this chosen practicum is a school building project. The risk of a school building project can differ from other types of construction projects as its parameters vary from the usual residential and hospitality buildings. These projects may require more detailed and complex engineering and construction process, its focus of success factor will be quality over time and cost to balance iron triangle in project management. On the other hand, school projects do not sacrifice quality and can also be cost-conscious. The main focus of its success factor is time or the project completion schedule for immediate turnover and occupancy of the building. For a project management professional, aligning to best practices such as those set by PMI as global standards provide further advantage to the service project managers deliver to the clients. Furthermore, this study laid out risk management plans to assist clients, and project stakeholders in risks identifications as early as the planning stage. Hence, minimizing occurrence of unforeseen conditions that may result to project delays and budget overruns. The results of this study shows that exchange of knowledge and expertise between project team members is integral in handling construction projects as it utilizes resources to maximum potential delivering quality outcome and project success. In design and build system, it is observed that close monitoring of deliverables and effective communication between team members ensures that the design issues and project execution concerns are addressed immediately. The lessons learned from completed projects allows the construction team members to efficiently manage triple constraints such as time, cost, and quality. Lastly, findings also revealed that it is critical to properly define the scope of works in the planning and design stage of the project to avoid and minimize change orders.
